When Showing Your Home
Here below are some of the reasons why buyers may be put off when visiting your home.
1. Welcoming Entrance - First Impression Matters
As has often been said, the first impression is the most lasting. It is as important, if not more, for your house to look good from the outside as it is to look from the inside. A prospective buyer wouldn't be too impressed with an unkempt yard, unpainted exteriors or a chipped off front door. Get everything in order and in a position to show before putting your house on the market.
Cigarettes, pets and whatever else that may have your home smell in an unpleasant manner should be, at best, avoided. Although, it doesn't mean that you spray perfume all over. A clean and fresh atmosphere is what is required.
Some buyers may not appreciate seeing pets at home. Some may be frightened or some may be irritated. You wouldn't want your pets to be the cause of their distraction. Get your pets away while the buyers are there and let them see your house with nothing coming in the way.
4. Dirty Bathrooms
The heading says it all. You should know what needs to be done.
5. Dark Rooms
Dark homes are a turnoff to most home buyers. Install additional light fixtures, if required. Draw open the drapes when the buyers come over. And do whatever it takes, to make your home seem more bright and welcoming.
6. Damp Basements
Dampness or damp smells in the basement may cause your buyer to think that the basement leaks even if it doesn't truly leak. Fix any leaks, if at all and ensure that whatever the source of the dampness, it be dealt with. It may be caused by rainwater or the underground drains being blocked. Have it checked.
7. Don't Hang Around for Showings
Leave the house during showings or stay away from the buyers while they go through your home. They may feel awkward about opening closet doors and taking a really good look at the house if you move around with them all over the house.

Residential Property Abroad
It is increasingly common for individuals to own more than one property and in many cases the first investment after the family residence is in a holiday home. Whether you are buying a place in the sun, a country retreat or a city centre apartment, if it is in a foreign country you will be exposed to an unfamiliar legal system and to taxes in the country concerned. It is therefore important, even before a contract is signed, to decide whether to make the purchase in your personal name or through a company. To change course later will always be expensive. It is however usually possible to reduce exposure to tax.
Is a Vacation Home Right for You?
Many of us dream about owning the vacation home in the Mountains, or on the Lake or Ocean. A place where one can retreat periodically from the hustle-bustle of everyday life. However, for those who do achieve the financial resources to make such a purchase, there are several factors that should be considered first prior to taking the plunge.
How To Realistically Get Started As A Real Estate Investor
When it comes to real estate investing, most beginners find themselves with plenty of desire, a little bit of knowledge (from books, seminars, online message boards or something like that) and in most cases they have little or no money to get started with. Does this sound like you? If so you are not alone. Not by a long shot.
To Buy or Not to Buy
Purchasing a home is a major emotional and financial decision. Often times, people want to buy a home; however, emotionally cannot afford to commit to the home-buying process. They are, in fact, afraid. "My payment will be too high" or "What if I lose my job," are some of the "excuses" which I often hear. People do not realize that they are able to meet all the commitments over their life span.

The hardest house for a homeowner to sell is a "doghouse," "dump," or "fixer-upper." These run-down houses turn off most home buyers, who don't have the money to cover the down payment, plus closing costs, new furniture, carpeting, appliances, roof repairs, and other deferred maintenance required to bring the home back into top condition.
The Ultimate Short Sale Secret
Buying foreclosures can be extremely profitable for real estate investors. However, most of these homeowners are mortgaged to the hilt. They have no equity, and big loan payments. In fact, many actually owe more than the property is worth!
Tidy Up The Outside, Reap The Rewards
There isn't a realtor in existence who wouldn't tell you that one of the most important terms that you can learn when you're trying to sell your house, is "curb appeal."
Real Estate Tax Incentives
Lower Your Taxes
Most of us don't talk about money, finances, credit, debt....Young people especially go into the real world blind about these issues. They have had it easy or difficult growing up financially. Some kids use their parents credit cards or are even issued one. Some don't have anything above the necessities. Then some "EARN" an allowance and are taught to spend conservatively. I think all of us have a responsibility to steer them in the right direction.

Take A Shotgun Approach
An effective real estate advertising strategy entails a 'shotgun' approach. A shotgun approach includes online internet ads, regular print ads in major real estate publications (AJC) of the property's location, as well as popular local area publications (Creative Loafing) and full use of real estate signs. "A picture is worth a thousand words", so cut your advertising costs by curtailing your ad verbiage and letting your online ad promote the property.
